 Prime Multifamily & Commercial   Mortgage Financing Guide

Prime's Mortgage Guide Contents:

Prime's Commercial Mortgage Guide's primary focus is in the following lending areas:

1. Most Commercial Mortgage Loan Classes for loans from $500,000. up to $100,000,000 Plus.

2. Multifamily & Mixed-Use Financing from $1,000,000. to $30,000,000.. or  more. This includes (But is not limited to) LOW INTEREST RATE FINANCING   CONFORMING TO  FANNIE ($6,000,000 cap) AND FREDDIE ($7,500,000 cap) RATES,

PRIME CAN PROVIDE BOTH SHORT &  LONG TERM LOW RATE MORTGAGE  FINANCING, WITH MAXIMUM  80% 

Loan-To-Value, Cash-Out Refinance Loans, or Purchase Money Financing with as little as 20% down, depending on the location, condition, etc. During the first half of 2019,  Fannie and Freddie Interest Rates were often in the    4%  range, including much of   July,2019.

3."Fix and Flip" purchase (or refinance) lending, combined with rehab (renovation) loan money for 1 - 4 Family Rental House Financing and Multifamily (5+ Apartments).

Prime will generally also provide the longer term mortgage financing needed by the investor who purchased and renovated the property (Using short or intermediate term financing) for maximizing its rental income, or the long term financing requested by the investment buyer (or interim purchaser) to whom the Investor is selling the renovated property.,

Prime's ability to provide many types of mortgage financing frequently enables smooth, lower cost transactions and higher long term profitability for the borrowing parties.

4. Bridge Lending for Both Multifamily & 1-4 Investment Houses needing financing.

a. Multifamily real estate financing that investors need for the longer term it usually takes to Rehab  a substantial  number of  rental units in Multifamily Buildings, or straight purchase financing, without rehab money. 

Prime's Bridge loans can be as long as 36 months, if requested by the borrower, with interest usually being charged on the amount of Actual Cash Balance Disbursed to The Borrower (Often saves thousands of dollars in interest charges).  Maximum Loan may be as much as $25,000,000. or more.

b. Prime can also consider 1-4 Family Rental Properties and Mixed-Use (Store  or Office + Residential Apartments) BRIDGE LOANS for Rehab. Rehab financing is available for up to 36 months too. Both saving interest charges for funds not advanced. Interest is usually charged for the actual advanced loan balance, based upon the actual number of days the loan balance  has been advanced to the borrower.

NOT FOR FUNDS BEING HELD BY LENDER & NOT DISBURSED FOR WORK NOT COMPLETED YET.

c. Prime has a pilot loan program for MIXED-USE Rehab lending. It is difficult to obtain Rehab financing for MIXED-USE property. Qualified projects will be considered.

5. CMBS  (COMMERCIAL MORTGAGE BACKED SECURITIES)  Loans for MANY CLASSES of  COMMMERCIAL PROPERTIES, (Including Multifamily &  Mixed-Use)  at VERY COMPETITIVE FIXED INTEREST RATES for 5 or 10 YEAR FIXED INTEREST RATE Terms, is Available from Prime.

Interest Only terms for qualified loans and term may be considered. NON-RECOURSE loans will also be considered. Monthly Principal and Interest payments are usually based upon a 30 year amortization, reducing the monthly cash flow expense to the borrower. 

Our frequent limit is $20,000,000. for many property types, with exceptions possibly considered up to $25,000,000 - $30,000,000 depending upon the subject property condition, appraisal, location, etc.

NON-Recourse, Interest Only and Assumability  Standard Language and Terms may be considered,

Prime is heavily involved in CMBS mortgage financing for almost all property types, including multifamily loans that other lenders have turned away. THIS MEANS THAT OUR MAXIMUM LOAN AMOUNT IS ONLY LIMITED BY THE UNDERWRITER'S DECISION, THE SERVICER,  AND THE 

DEMAND FOR THE CMBS LOAN THROUGH "WALL STREET"S" INVESTMENT BANKERS.

6.  a."STATED INCOME" Multifamily,&  Commericial Lending from $100,000 to $5,000,000 for MOST PROPERTY TYPES;

Often this class of financing is chosen because it may enable a loan closing with reduced documentation, a prompt closing, and fixed interest rates or loan hybrid terms, up to 30 years.

    b. We also can provide  1-4 RENTAL House Units Investor.NO INCOME VERIFICATION + NO EMPLOYMENT VERIFICATION for most credit scores, from mid-600's to 799, with a loan term of up to 30 years, at a competitive fixed interest rate.

7. GROUND-UP CONSTRUCTION: Competitve interest Rates &  Available Lending Terms (Including Interest Based Upon the Actual Disbursed and Unpaid Loan Balance) may be available  for GROUND-UP CONSTRUCTION LOANS Including:

a.1-4 Family Rental Houses

b. Condominium Developments

c. Multifamily (5 - 80 Units) Properties

8. Prime can often provide superior commercial mortgage financing terms for borrowers who have credit difficulty with Credit Scores Into the Low 600's.
